By Melissa Cook

For many home owners, they want to have drive ways or roads ear their home made using materials that add aesthetic value to the home. For many using tarmac is their best option. However, with poor Asphalt Maintenance San Jose processes, the once appealing look of the tarmacked ground fades and becomes unappealing. Home owners thus need to follow the below tips to maintain their tarmac roads.

When the roads are poorly maintained, they end up fading which reduces its visual appeal. Also, the poor maintaining of the roads make them more viable to potholes and cracks especially when there is a high traffic flow on the pavements. The traffic flow also makes the roads unstable thus inefficient for use with time.

Properly maintaining the tarmac road is mainly done as an effort to extend the life of roads through extending their life. People in the properties business can also add tarmac pavements to their properties so as to fetch higher prices from their sales as well as make them more noticeable by clients thus increasing its probability of sale.

One of the most important thing to note about tarmac roads is the fact that maintaining it involves a set of processes, not just one process. This means that the characteristics of the tasks will differ, for example, some will require being done by one person while others require more people. Some tasks can also be done by experts while others can be done without having expertise.

When maintaining the tarmac, there are a few procedures that are considered as basic processes to the process. Some of them include sweeping, crack filling, seal coating, regular assessments and repairing potholes. These actions should be done on a regular basis but their regularity differ for example sweeping is done daily while crack filling is done after a few months.

Among the methods mentioned above seal coating is considered as among the main processes that need to be considered. This is because it is used to protect the tarmac from tears and wears that results from the traffic flow on the tarmacs. The coating also protects the tarmac from weather, chemicals, and salts. Common examples of seals are the chip seal emulsion, fog seal, and slurry seal.

On applying the seal coat, it becomes a transparent, layer which protects the tarmac road beneath it from the issues that have been named above. The seal coats are in two main categories, the water based solvents, and the water-less solvents. The water based ones are considered more convenient as they are easier and safer to use than the water-less ones. Water-less solvents are either hydrocarbon or organic.

Seal coating is one of the most identified processes that are essential to maintaining a tarmac road. It offers various advantages to the road as explained above and also offers a more cost effective solution to maintaining the road. Its use on old very damaged roads, however, should be avoided until they are replaced or repaired. An expert opinion on such matters can also be a helpful guideline.
